Start with a place or a question

Property research often begins with incomplete information: an address, a neighborhood, or a building that seems underused. Zorio provides a way to organize that first question around geography and the available property records. An address search helps locate a property, while an area search helps frame a broader comparison.

Finding an address does not mean every record is available for that parcel. Coverage and detail depend on the jurisdiction and source. Treat a missing field as a research gap, rather than evidence that a property has no permits, violations, or development constraints.

Connect the signals

The platform brings together available information about parcels, buildings, permits and compliance so related facts can be considered in context. A building’s age may prompt a closer review of inspection requirements; a permit can help explain activity that would otherwise be difficult to interpret.

Opportunity categories provide different starting points for that review. Underbuilt parcels, recertification exposure, code violations and planning activity each raise different questions. A flag is a reason to investigate, and its value depends on the evidence supporting it.

Move from discovery to diligence

Use the map and property details to narrow a research list. Compare the location, available records and stated reasoning before choosing a next step. Where source references are provided, consult the issuing authority for the current record and its scope.

Investors may use this workflow to organize acquisition research. Developers can use it to identify questions about parcel utilization. Property professionals can use it to prepare a more focused conversation about a building. Estimates and opportunity signals remain decision support; they do not establish a property’s value or guarantee an outcome.
