Check the details of the offering
Review the address, property type, stated area and asking terms. Check when the information was provided and whether the offering is still active. Availability and terms can change after a listing is first shared.
Compare the description with available parcel records. If the listing refers to development potential, ask which assumptions support that statement. A proposed use, anticipated rent or projected resale value should be distinguished from an existing approval, current lease or completed transaction.
Connect a listing to due diligence
The most useful next step is often a specific document request. Depending on the property, that may involve current occupancy information, permit status, recorded restrictions or the documents supporting a proposed development scenario.
Consider the source and date of each item. Public records and listing materials can answer different questions, and neither should be assumed to provide the complete picture. Resolve material inconsistencies before relying on a financial projection or making a binding decision.
