Terms of Use
Effective September 3, 2026. These terms govern access to Zorio's websites, member tools, property intelligence, marketplace, reports, and related services.
1. Agreement and eligibility
By visiting the service, creating an account, accepting these Terms, purchasing access, submitting content, or otherwise using Zorio, you agree to these Terms and the Privacy Notice. You must be at least 18 and legally able to enter a binding contract. If you use Zorio for an organization, you represent that you can bind it. If you do not agree, do not use the service.
2. Accounts, identity, and access
Member data requires authentication through Sign in with ChatGPT or another method Zorio may approve. When you begin or complete sign-up, Zorio may save the stable account identifier, name and email supplied by the authentication provider, sign-up source, first and last activity dates, legal-acceptance records, communications preferences, and account status. You must provide accurate information, safeguard access to your authentication account, and promptly notify us of suspected misuse. Access is personal unless a team plan says otherwise. We may require reauthentication, updated acceptance, or identity verification. We may refuse, limit, suspend, or terminate access to protect Zorio, users, data providers, property owners, or the public.
3. The service and permitted purpose
Zorio collects, aggregates, organizes, geocodes, compares, and analyzes public, government, licensed, user-submitted, and third-party information to help users screen possible property-related opportunities. Features may include maps, filters, alerts, sale and rental listing boards, rankings, estimated service value, recertification timing, code or permit signals, zoning indicators, property characteristics, transfer records, assessments, tax amounts, recorded mortgage information, rent context, nearby public schools, area-level age, income, housing-tenure and education statistics, reports, and professional-resource links. A source labeled as area-level context does not describe a property's occupants. Zorio is not an MLS and does not claim access to an MLS, Zillow, or another proprietary feed unless the particular source is expressly identified. Features, markets, sources, and methods may change or be discontinued at any time.
4. Data limitations and required verification
Source records can be delayed, incomplete, duplicated, withdrawn, changed without notice, incorrectly matched, or misinterpreted. Addresses, parcel boundaries, ownership, deadlines, case status, zoning, permit status, building age, valuations, and other fields may be inaccurate. A score or label is an analytical output, not an official determination. Before contacting anyone or making a decision, you must verify relevant information directly with the originating agency, title records, the owner, and appropriately licensed professionals.
5. No professional, fiduciary, or agency relationship
Zorio does not act as your broker, dealer, investment adviser, lender, insurer, attorney, accountant, appraiser, architect, engineer, contractor, property manager, fiduciary, partner, joint venturer, or agent. No content creates a professional-client relationship. Zorio does not recommend that you buy, sell, hold, finance, lease, renovate, develop, or provide services to any property.
6. Automated analysis and forecasts
Scores, confidence tiers, estimated economics, emerging-trend indicators, and recommended next steps may use rules, statistical methods, or artificial intelligence. Outputs are probabilistic and may contain errors or fabricated inferences. Similar inputs can produce different results. You may not present a Zorio output as an official government record, guaranteed outcome, professional opinion, credit decision, appraisal, or verified fact.
7. Lawful outreach and fair-housing compliance
You are solely responsible for any outreach based on Zorio information. You must comply with privacy, telemarketing, text-message, email, do-not-call, fair-housing, anti-discrimination, licensing, solicitation, and consumer-protection laws. Do not harass, threaten, deceive, pressure, discriminate against, or repeatedly contact a person who asks you to stop. Property or area-level socioeconomic data may not be used to infer an individual's protected characteristics, profile occupants, steer housing choices, target or exclude people discriminatorily, or determine eligibility for housing, employment, credit, insurance, or another legally regulated decision.
8. Acceptable use
You may not: access Zorio unlawfully; evade authentication or usage controls; scrape, crawl, bulk-download, mirror, resell, sublicense, or create a competing database from the service; reverse engineer or interfere with the service; introduce malware; use automated means except an expressly authorized interface; test security without written permission; impersonate others; submit false listings; infringe rights; or use Zorio for surveillance, discrimination, fraud, spam, or any unlawful purpose. Reasonable manual use for internal property screening is permitted during authorized access.
9. Property and marketplace submissions
If you submit a property for rent or sale, or submit a message, document, correction, or other content, you represent that it is accurate, lawful, non-confidential, and that you have all rights and authority needed to submit and authorize its display. You grant Zorio a worldwide, nonexclusive, royalty-free license to host, reproduce, format, moderate, analyze, and display that content to operate and improve the service. Zorio may reject, edit, de-list, or retain records of submissions. Zorio is not a broker, property manager, landlord, seller, or party to user transactions and does not verify title, authority, condition, price, rent, lease terms, or availability.
10. Third-party services and professionals
Links, maps, payment processors, authentication providers, public agencies, professionals, data vendors, and other services are controlled by third parties and have separate terms. Zorio does not endorse or control them and is not responsible for their availability, accuracy, security, advice, licensing, acts, or omissions. Independently investigate credentials, insurance, conflicts, scope, and fees.
11. Plans, trials, purchases, and taxes
Zorio may display planned prices and a prelaunch payment terminal before payment collection is enabled. A plan selection, access request, or visit to that terminal does not authorize a charge. Zorio will request payment authorization only after a verified processor is connected and checkout clearly displays the final amount, billing frequency, included features, trial terms, renewal terms, cancellation method, refund terms, and applicable taxes. When live charging is enabled, you authorize the processor to charge only the method and amount you expressly approve. Unless stated otherwise at checkout, subscriptions renew automatically until canceled before the next billing date. Cancellation stops future renewal and ordinarily does not refund the current period. One-time reports and digital access may become nonrefundable once delivered or accessed, except where law requires otherwise. Promotional access can end or change. 12. Zorio Credits
Any Zorio Credits are closed-loop credits redeemable only for eligible Zorio services. They are not deposits, bank accounts, securities, investments, stored-value cash, or government-insured funds; do not earn interest; are non-transferable; and cannot be withdrawn for cash except where required by law. Additional expiration and refund terms will be disclosed before purchase.
13. Intellectual property and limited license
Zorio and its licensors own the service, software, selection and organization of data, scoring methods, design, trademarks, reports, and original content, excluding source records and user content owned by others. Subject to these Terms, Zorio grants you a limited, revocable, nonexclusive, nontransferable license to use the service internally for its intended purpose. No other rights are granted. Feedback may be used without restriction or compensation.
14. Privacy and measurement
To operate, secure, and improve the service, Zorio measures visits, acquisition source, viewed pages or screens, session duration, device and approximate geographic region, account conversion, filters, search terms, markets, property addresses and reports viewed, saved items, and similar product activity. These measurements may be linked to an account after sign-in and used in aggregated performance reporting for investors and business partners. Approved administrator identities are excluded from customer-performance reporting. Investors receive aggregated or de-identified performance information rather than Zorio's customer contact list. See the Privacy Notice for details and choices. Zorio does not intentionally store full IP addresses in its product analytics tables.
15. Email communications and promotional offers
Zorio may use your account email to send service, security, legal, support, and requested-alert messages. If you separately opt in, Zorio and affiliated businesses, including Polar Contractors, may also send product news and promotional offers relevant to real estate, property compliance, recertification, construction, remediation, and related professional services. Marketing emails will identify the sender, use accurate routing and subject information, include a valid postal address and a clear unsubscribe method, and honor valid opt-out requests within the period required by law. You can withdraw marketing consent through your member preferences or the method provided in an email without losing member access; operational or legally required messages may continue. Zorio does not authorize unrelated third parties to use the customer contact list for their own direct marketing without additional notice or consent. Marketing calls or text messages require separate consent where required and are not authorized merely by accepting these Terms.
16. Confidentiality and exports
Member-only data and reports may contain proprietary organization and analysis. You must protect them from unauthorized disclosure and may share them only as permitted by your plan and applicable law. Exports are provided for your internal use; they do not transfer database, source, or redistribution rights.
17. Availability, changes, and beta features
Zorio may be interrupted, delayed, insecure, unavailable, or changed. Beta or preview features are provided for evaluation and may fail or disappear. We may impose limits, update sources, correct outputs, or remove content without notice. You are responsible for maintaining copies of information you need and for business continuity.
18. Disclaimer of warranties
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZORIO IS PROVIDED “AS IS” AND “AS AVAILABLE.” ZORIO AND ITS OWNERS, AFFILIATES, CONTRACTORS, LICENSORS, AND DATA PROVIDERS DISCLAIM ALL EXPRESS, IMPLIED, AND STATUTORY WARRANTIES, INCLUDING ACCURACY, COMPLETENESS, TIMELINESS, TITLE, NON-INFRINGEMENT, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, QUIET ENJOYMENT, SECURITY, AVAILABILITY, AND RESULTS. NO ORAL OR WRITTEN INFORMATION CREATES A WARRANTY.
19. Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY LAW, ZORIO AND ITS OWNERS, AFFILIATES, OFFICERS, WORKERS, CONTRACTORS, LICENSORS, AND DATA PROVIDERS WILL NOT BE LIABLE FOR INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, EXEMPLARY, OR PUNITIVE DAMAGES; LOST PROFITS, REVENUE, OPPORTUNITIES, DATA, OR GOODWILL; PROPERTY OR FINANCING LOSS; PROFESSIONAL FEES; OR DECISIONS OR OUTREACH BASED ON THE SERVICE. AGGREGATE LIABILITY FOR ALL CLAIMS WILL NOT EXCEED THE GREATER OF US $100 OR THE AMOUNT YOU PAID ZORIO IN THE SIX MONTHS BEFORE THE EVENT GIVING RISE TO LIABILITY. LIMITATIONS DO NOT APPLY WHERE PROHIBITED.
20. Indemnification
You will defend, indemnify, and hold harmless Zorio and its owners, affiliates, officers, workers, contractors, licensors, and data providers from third-party claims, damages, liabilities, penalties, and reasonable legal fees arising from your use or misuse, outreach, property decisions, submissions, violation of these Terms or law, or infringement of another person's rights. Zorio may control the defense, and you will cooperate.
21. Individual arbitration and class waiver
Please read this section carefully. Except for eligible small-claims cases, intellectual-property claims, or temporary injunctive relief, disputes will be resolved by individual binding arbitration under the Federal Arbitration Act and the then-current applicable rules of the American Arbitration Association. Before filing, the claimant must send written notice describing the dispute and requested relief and allow 30 days for informal resolution. Arbitration will occur in Broward County, Florida, remotely, or at another mutually agreed location. Neither party may pursue a class, collective, consolidated, private-attorney-general, or representative action. You and Zorio waive a jury trial to the fullest extent permitted. You may opt out within 30 days after first accepting these Terms by emailing admin@capital-25.com with your full name, account email, and an unambiguous arbitration opt-out request.
22. Governing law and venue
Florida law governs, without regard to conflict rules, except where the Federal Arbitration Act or mandatory consumer law controls. Courts located in Broward County, Florida have exclusive jurisdiction over matters not subject to arbitration, and the parties consent to that venue.
23. Copyright and rights complaints
Send copyright, privacy, or other rights complaints to admin@capital-25.com with your contact information, the material or location at issue, the basis for your claim, and a statement that the information is accurate. We may remove material and terminate repeat infringers where appropriate.
24. Suspension and termination
You may stop using Zorio at any time. Zorio may suspend or terminate access for breach, risk, nonpayment, legal requirements, data-provider restrictions, or discontinuation. Provisions that by their nature should survive will survive, including ownership, disclaimers, limitations, indemnity, dispute terms, and accrued payment obligations.
25. Changes, notices, and general terms
Zorio may update these Terms. Material changes may require renewed acceptance. Notices may be provided in-product, by email, or on the service. You may not assign these Terms without consent; Zorio may assign them in connection with financing, reorganization, or transfer of the business. Failure to enforce is not a waiver. If a provision is unenforceable, it will be narrowed and the rest remains effective. These Terms and incorporated notices are the entire agreement concerning the service.
