How Zorio uses data

Effective September 3, 2026. This notice explains information collected through Zorio and how it is used, disclosed, retained, and protected.

Plain-language summary. Zorio records product usage so we can understand how people find and use the service. Member activity may be connected to the signed-in account. Investor reporting uses aggregated performance metrics rather than publishing individual browsing histories.

1. Information we collect

Account and communications information

When you begin or complete sign-up, the authentication provider may provide a stable account identifier, email address, and name. We store first and last activity dates, sign-up source, account status, the time and version of your legal acceptance, and your separate marketing opt-in or withdrawal preference.

Product and analytics activity

We collect landing page and referring source, campaign parameters, pages and screens viewed, session start and duration, return visits, device category, browser and platform, approximate country, region and city, markets selected, filters applied, search terms, property addresses and reports viewed, saved properties, signup progress, marketplace interactions, and similar events.

Content and transactions

We collect information you submit in listings, support requests, goals, corrections, or other forms. Payment processors collect payment details directly; Zorio may receive transaction identifiers, status, plan, amount, and billing contact details without receiving complete card numbers.

2. How we use information

  • Provide authentication, member access, maps, reports, searches, filters, watchlists, and support.
  • Save and administer customer accounts, legal acceptances, and communications preferences.
  • Measure acquisition, signup conversion, engagement, retention, popular markets and properties, and feature performance while excluding approved administrators from customer reports.
  • Create aggregated operating and investor reports, forecasts, and business metrics.
  • Improve data quality, ranking methods, user experience, and market coverage.
  • Secure the service, detect abuse, enforce terms, and comply with law.
  • Communicate about accounts, support, legal updates, and requested alerts.
  • When a user separately opts in, send Zorio or affiliated-business product news and relevant property, compliance, construction, and professional-service offers.

3. Sources

Information comes from you, your browser or device, the authentication provider, public and government records, data providers, marketplace submitters, payment processors, and referral or campaign links.

4. Disclosure

We may disclose information to hosting, database, authentication, analytics, communications, professional, payment, and security providers that process it for us; to Zorio affiliated businesses, including Polar Contractors, for the disclosed communications and service purposes when the customer has opted in; to authorities or parties when reasonably necessary for law, safety, fraud prevention, or rights protection; and in connection with financing, due diligence, merger, reorganization, sale, or transfer of all or part of the business. Investors and partners may receive aggregated or de-identified performance metrics, not the customer contact list. We do not intend to sell individual property-viewing histories as a standalone product or provide customer contact data to unrelated parties for their own direct marketing without additional notice or consent.

5. Cookies and similar storage

Zorio and its authentication or hosting providers may use cookies, browser session storage, request headers, and similar technologies for sign-in, security, session continuity, preferences, and measurement. Blocking them may prevent account or analytics features from working.

6. Approximate location and IP addresses

Hosting infrastructure necessarily receives network information such as IP addresses to deliver and protect the service. Zorio may derive approximate country, region, or city for analytics. Zorio's product analytics tables are designed not to store full IP addresses, although infrastructure and security providers may retain network logs under their own policies.

7. Retention

We retain member account, sign-up, acceptance, communications-preference, and activity records for as long as reasonably necessary to provide access, maintain accurate business and investor metrics, honor opt-outs, resolve disputes, meet contractual and source obligations, support security and accounting, and comply with law. Retention periods vary by record type. Aggregated or de-identified information and suppression records needed to honor marketing withdrawals may be retained longer. Deletion requests may not remove information that must be retained or that has been irreversibly aggregated.

8. Security

We use reasonable administrative, technical, and organizational safeguards, but no system is completely secure. Do not submit secrets, payment card numbers, or sensitive personal information through free-text fields. You are responsible for protecting your authentication account.

9. Your choices and requests

You may request access, correction, or deletion of certain account information, object to or restrict certain processing, or ask about applicable privacy rights by contacting us. Marketing consent is optional, is recorded separately from acceptance of the Terms, and may be withdrawn at any time in the Subscriber Center or through an unsubscribe method in a marketing email. Withdrawing does not end member access, although service, security, legal, support, and requested-alert messages may continue. We will process valid marketing opt-outs within the period required by law. We may verify identity and deny or limit other requests where permitted by law. You can avoid account-linked analytics by not creating an account, but member property data will not be available.

10. Children

Zorio is not directed to children under 13 and member access is limited to adults. We do not knowingly collect children's personal information. Contact us if you believe a child submitted information.

11. International users

Zorio is operated for the United States. Information may be processed in the United States and other locations where providers operate. By using the service, you understand that applicable protections may differ from those in your jurisdiction.

12. Changes and contact
